Shop at least three lenders before you commit to one. A seemingly small rate difference adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. Request itemized fee schedules so you can compare apples to apples.
The appraisal is the lender’s check, not yours. When the appraisal comes in below contract, the deal does not automatically die, but it does require a decision. Ask your agent how common appraisal gaps have been in your target price range and neighborhood.
The offer price is one variable among several. Deal structure has won more competitive situations than overbidding has.
For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is workable, even if it is not cheap or easy. The homes that are right for a specific buyer’s actual needs are still moving. They are moving to buyers who showed up prepared.
Buyers who take the time to research properly tend to find that there are still good properties available at realistic prices. A quick look at up-to-date property listings will tell you more about your local market than most of what you read in national coverage.
